The meeting for Technical High Rise Committee was held on 26 December 2016 at 5:30 PM at Chief Secretary Office which was headed by Shri Swadheen Kshtriya, IAS – Chief Secretary and was attended by Shri Ajoy Mehta, IAS - Municipal Commissioner of MCGM, Shri Sanjay Kumar, IAS - Additional Chief Secretary Housing, Dr. Nitin Kareer, IAS - Principal Secretary (I), Urban Development, Shri Sanjay Khandare, IAS - Additional Commissioner- II, MMRDA and Shri Prabhat Rahangdale - Director Maharashtra Fire Services and CFO of MCGM.
Shri Mayur Shah – President-elect, Shri Nainesh Shah – Hon. Secretary, Shri S. S. Hussain – C.E.O. and Shri Avadhoot Rane – General Manager attended from CREDAI – MCHI.
The meeting was on the subject of increasing the height of High Rise buildings from 70 to 120 mtrs. In the meeting, the Municipal Commissioner who headed the sub-committee on the subject, informed that the extensive discussions were held with the concerned stakeholders like PEATA and CREDAI-MCHI. It was deliberated that there is no need of the guidelines, for the buildings from 70 to 120 mtrs. height, and there would be no need to go to the Technical High Rise Committee for the scrutiny and approval of such high-rise.
It was discussed in the meeting that Mumbai’s highly qualified and experienced Structural Engineers can certify the Structural stability of the High Rise building proposals in view of Soil Survey & Geo-Technical Survey etc. The Fire Safety would be taken care by the Fire Department. It was also pointed out that this procedure will take less time than the High Rise Committee as developers would bring the peer review information through appointed Structural Engineers/IITs.
Finally, it was decided by the Chief Secretary that the Technical High Rise Committee will finalize the decision and formulate the procedure for giving approval to the proposal upto 120 mtrs. The Hon’ble Supreme Court will be informed and its prior approval about Govt. decision will be taken before finalization and implementation of the same. |
